Self-Catering Accommodation – Terms and Conditions
We hope you have a fantastic time at Rose Villa Farm. Please take a moment to review our terms and conditions.
The Contract
The contract entered into is between the owners of Rose Villa Farm and all members of the holiday party. The contract becomes effective only after the required payment has been received and a confirmation has been sent from us to you.
Bookings
- Bookings cannot be accepted from persons under 21 years of age.
- You are responsible for all persons staying at Rose Villa Farm and should ensure they are aware of these booking conditions.
- We reserve the right to decline any booking or refuse to hand over keys to anyone who has not complied with these conditions.
Reservations
- Provisional reservations can be accepted by telephone or email and must be confirmed within 3 days by full payment.
- All payments can be made by bank transfer.
Cancellation
- Once a booking is confirmed, you are responsible for the total cost of the holiday.
- In the event of cancellation by you, we will refund monies paid less a £25 administration fee.
- No refund will be given if cancellation occurs within 14 days of arrival.
Cancellation Insurance
We are unable to arrange holiday cancellation insurance on your behalf. However, we strongly recommend that you have holiday cancellation insurance in place at the time of booking.
Booking Alterations
- Any change of holiday dates will be subject to our agreement.
- If we have to cancel your booking in advance due to circumstances beyond our control (e.g., fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property), you will receive a full refund. We will also assist in finding alternative accommodation.
- If we have to terminate your holiday early for these reasons, you will be refunded for the remaining booking period. No additional compensation, expenses, or costs will be payable.
Damage, Loss, and Nuisance
You agree:
- To supervise children, babies, and any adults requiring care at all times.
- To leave the accommodation in good order and clean condition; otherwise, a cleaning charge will be levied.
- Not to wear footwear with high/stiletto heels or anything that could damage the floors.
- To pay for any damage or loss incurred during your stay, excluding reasonable wear and tear.
- Not to cause nuisance or annoyance to occupants of nearby properties.
- To allow reasonable access to the property by us if necessary.
- To adhere to the no-smoking legislation; our premises are smoke-free.
Damage & Breakages
- We will not charge for the odd broken glass or plate. However, please inform us of any incidents or if you find anything damaged upon arrival. For significant damage or loss, you are legally bound to reimburse us for replacement, repair, or extra cleaning costs. This includes the possible loss of keys.
Occupancy
- Arrival time is from 3:00 pm. Please let us know in advance when you plan to arrive.
- Check-out is by 10:00 am on the day of departure.
- There is ample free parking for our guests.
Services
- Wi-Fi access is free of charge but may be intermittent due to our rural location. You agree to use this service reasonably and lawfully.
- Bed linen and towels (for your use only) are included in the rental price. We do not provide linen for cots. If you are bringing a dog, we can provide a separate towel.
- Electricity, hot water, and heating are included in the rental price.
Dogs
- We accept up to two dogs. Please keep your dog(s) on a lead when around our grounds to ensure they do not chase livestock or wildlife and for the benefit of other guests.
- Please clean up after your dog; a dog waste bin is provided on-site.
- After walks, please clean your dog before allowing them into the property. Dog towels can be provided. Please do not use the towels provided for your use.
Descriptions
We have taken all reasonable steps to ensure the information on our websites, tariffs, leaflets, advertisements, and other promotional materials is accurate. However, we reserve the right to alter, substitute, or withdraw any service, facility, or amenity.
Liability
- We cannot accept responsibility for any material loss, damage, additional expense, or inconvenience directly or indirectly caused by or arising from the property and its plumbing, gas, electrical systems, or exceptional weather.
- No responsibility is accepted for loss or damage to property, vehicles, or vehicle contents belonging to you or any member of your party during the occupancy.
